Resident Manager/Property Manager

Abode Communities is seeking Resident Managers/Property Managers to work as part of a team to ensure that building operations and management services are provided efficiently and effectively. The Resident Managers/Property Managers are responsible for the day-to-day operation of the property. The Resident Managers/Property Managers are responsible for quality services to residents, supervision and/or oversight of other on-site staff, and efficient operations of the property, physically, economically and socially, and assuring compliance with all regulatory requirements for affordable housing programs. Essential Duties and Responsibilities include: Maintain the office and office systems in an orderly, professional manner ensuring that there is an efficient record keeping system for resident service/repair requests, maintenance and janitorial inventories, tenant files, etc. Answer the telephone in a professional, respectful, and courteous manner. Monitor resident account receivable ledgers and understand property management accounting issues. Monitor property operating expenses to ensure that expenses occur according to requirements of the owner/investors and are within acceptable budgetary limits. Collect and receipt all rent collections and deposit, in accordance with approved Abode Communities accounting procedures. Forward deposit information to the main office, as required. Ensure that all appropriate documentation is obtained pertaining to rental applicants for approval by corporate office, including, performing initial application review; forwarding all necessary documents to the Property Supervisor and/or Compliance Manager, as instructed, for final approval; and execute Lease Closing and Move-in. Advise resident/prospective resident of lease terms and house rules. Maintain waiting list for property. Prepare and serve legal notices to residents upon approval by the Property Supervisor. Appear in court as necessary. Complete annual re-certifications in compliance with regulatory requirements and according to the schedule for the property. Monitor and inspect all vacant units in accordance with Abode Communities policies and procedures. Schedule and oversee preparation of vacant units to ensure they are leased in a timely manner. Show and market vacant units to prospective residents according to the policies of the Fair Housing Act of 1988. Oversee scheduling of and all work conducted by vendors, maintenance, janitorial or other staff and take action through appropriate channels when work is not completed according to acceptable standards. Inspect property and cleaning of common areas, community rooms, grounds and laundry rooms on a daily basis. Walk and inspect the property at least twice per day, once in the morning and once in the afternoon, and complete Daily Property Inspection Form. Accompany Mortgage inspectors, Insurance inspectors, Affordable Housing Inspectors, any other regulatory agency inspectors on unit inspections. Walk through unit with new tenants at move-in, get signed move-in inspection report and forward to Property Supervisor. Prepare detailed written reports about accidents or injuries at the property and forward to the Director of Property Management and the Asset Manager in a timely manner. Effectively manage and solve problems. This includes listening attentively to resident complaints and suggestions and addressing them fairly and professionally, coordinating with other departments to resolve resident/prospective resident complaints and inquiries and relaying information and/or resolution to resident/ prospective resident. Follow-up on problem resolution and contact resident/ prospective resident with resolution to problem in a timely manner. Conduct interactions with residents, applicants, vendors and other professionals in a respectful, courteous manner. Maintain appropriate and professional resident relationships. Support and assist in the coordination and implementation of activities and programs provided by the Community and Resident Services Department. Comply with applicable lease and house rules and enforce lease and house rules. Qualifications and Experience: Able to read, write and speak English. Ability to write clear reports and other types of correspondence. Comprehend and effectively manage complex regulatory requirements. Able to communicate effectively with people from diverse cultures and backgrounds. Monitor financial statements and budgets and other reports generated from property management accounting software. Ability to calculate figures and amounts such as income, interest totals and percentages. Effectively manage and solve practical problems and effectively handle situations with complex variables where only limited information exists. Ability to work well with others and provide leadership in developing a sense of community among the property residents. Reasonable level of computer literacy to include moderate to high typing skills, ability to work with Microsoft Office applications such as Word and Excel and the ability to learn proper use of property management program(s), as needed. Take direction from the Property Supervisor and/or Director of Property Management. Flexible and adaptable to work plan changes and organizational changes. Work in a collaborative manner as a member of a site team. Demonstrate at all times cooperative behavior with colleagues and supervisors. Relate professionally with vendors, residents and co-workers. Maintain a professional personal appearance at all times. Proof of ability to work in the United States. Must have and maintain a valid California driver's license and auto insurance at all times and have the availability of an insured vehicle to travel within the Abode Communities' service area. Education and Experience Minimum of five years property management experience, including one year of property management experience of TCAC properties, including, but not limited to, rent restrictions, income restrictions and the annual certification process. Compensation: The starting salary is $13 per hour.
