West Hollywood Community Housing Corporation is a nonprofit corporation that acquires, builds, rehabilitates, and manages affordable housing for people with limited incomes. Job Summary: The Director of Housing and Real Estate Development will expand the affordable housing development function and manage all of the phases of capital development including housing site selection project feasibility, due diligence, procuring necessary entitlements and community relations, selection of an architect and managing project design and engineering, assembling financing, selection of all contractors and consultants, and will manage the general contractor and construction process to project completion for WHCHC.

Reporting Relationship(s): Reports directly to the Executive Director.

Job Responsibilities: The Director of Housing and Real Estate Development is responsible for developing a pipeline of potential projects and analyzing the projects for entitlement, architectural design, and financial feasibility. Further, this position will assemble the complex financing needed to support the projects including predevelopment, construction and permanent funding. Responsibilities also include contract negotiations, program design and development, and supervising any staff involved with project development. It is expected that the Director of Housing will develop strong working relationships with government agencies, community groups, and for-profit and non-profit development partners in order to expand WHCHC's development capacity in the greater Los Angeles Community. It is expected that the person filling this position will have 2-3 projects in the concept stage, one in predevelopment and one in construction/rent-up at any point in time and that the housing development pipeline will expand as development revenue increases.

Education: Minimum of a Bachelor's Degree in a related field, Master's Degree preferred.

Experience: 2-5 years increasingly responsible housing development experience. Previous experience as a housing director, senior project manager, or supervisor is required.

Skills: Knowledge of the process of affordable housing development and the financing vehicles associated with that development are essential. Excellent project management, team leadership and organizational skills as well as knowledge of contract negotiation, architectural design development, and governmental relations are important. The ability to communicate and work with the community to strengthen support for the projects is crucial. Excellent written skills, particularly the ability to prepare and/or review complex applications for funding, and proficiency in Microsoft Word and Excel are essential.
