Asset ManagerSubmitted by Nilo Amier on 15 May 2008 - 6:15pm.The Los Angeles Community Design Center is seeking an Asset Manager who will ensure that all properties maintain a strong financial position, comply with all contractual, regulatory and statutory requirements, and fulfill all internal and external reporting requirements in an accurate and timely manner. Responsibilities: Provide compliance oversight: Research partnership agreements, regulatory agreements and other sources to determine financial, statutory and regulatory reporting requirements: Work with property management staff to evaluate financial performance: Obtain and review monthly financial statements: Prepare and submit initial application for welfare tax exemption on new development projects: Prepare and submit annual renewal of welfare tax exemptions for all properties: Ensure that all exemptions are filed annually and troubleshoot tax exemption issues: Maintain annual project compliance and monitoring schedules for all properties: Qualifications: BS degree or equivalent work experience in housing development or property management, preferably with tax credit projects. Familiarity with affordable housing development and property management in the public or nonprofit sector. Knowledge of public and private housing finance programs, including HUD, HOME, and Section 8 programs, low-income housing tax credits, and tax-exempt bonds. Knowledge of IRC Section 42 and the requirements associated with maintaining compliance. Knowledge of the welfare tax exemption application process. Ability to read/interpret LP agreements, loan documents and regulatory agreements: Ability to handle shifting and multiple priorities and good organizational skills. Excellent judgment, decision-making, interpersonal and time management skills: Strong verbal/written communication skills: Expertise in use of MS Word and MS Excel.
