Description: In the Manager’s absence, you will show vacant apartments and common areas to prospective applicants and inform them of the Lodge’s features and responsibilities of residents.; give interested persons an application and explain the application process to them, assisting them when necessary and appropriate.. You will assist the Manager in reviewing applications, obtaining income verifications, checking references/background and interviewing applicants for residency; and with conducting resident move-ins—including conducting move-in inspections and conducting orientations to provide new residents with tours, instructions regarding the safe and proper use of features in their apartments and common areas; in collecting rents, writing receipts, making entries on resident ledger cards and cash receipts journals, and transmitting rents and cash receipt documentation to the Accounting Department. You will also assist in maintaining resident files including applications, approval and income verification forms, leases, rules, unit inspection documentation, emergency notification information, notices, communications, recertification documentation and other pertinent information. You will keep common areas and grounds free from litter. Conduct daily walk-through of the building, sidewalk, and parking lot and pick up litter, as needed. Clean parking lot twice weekly; clean office, entrance lobby, glass entrance door, management office bathroom and first floor bathroom each week-day; .inspect grounds and common areas daily to determine whether there are any maintenance needs and/or any security or safety breaches. You will receive maintenance requests from residents. Handle minor or simple maintenance requests directly, if possible. Generate “Maintenance Service Requests” to be handled by the Facilities Engineers for all other requests and for maintenance problems/needs discovered by management’s inspections;Listen and respond to residents’ requests, suggestions and complaints. Report this information to the Manager. Assist Manager to solve residents’ problems and meet their needs; work with residents to ensure compliance with leases and rules and their own personal goals; secure, account for, and access medications to residents who have given their medications to Lodge staff for this purpose. Assist the Manager to facilitate and support the activities of the Lodge Resident Council;In conjunction with residents and Manager, plan and implement on-site and off-site group activities for the residents’ enjoyment and enhancement of their lives, and to help sustain a strong sense of community at the Lodge. Assist the maintenance staff in cleaning and preparing vacated units for new occupancies;Maintain and make daily entries to the Lodge Log Book—documenting significant events;Submit “Incident Reports” to the Manager and Program Director immediately after there are any incidents involving violence, injury, damage or theft; Monitor the Lodge residents who watch the office at night; Distribute mail to resident mail boxes and personally deliver checks or other mail that appears to need to be secure; Handle emergency situations when they arise. Requirements: High School Diploma and minimum of 2 years related experience. Ability to do consistent, thorough work with minimal supervision. Excellent interpersonal skills. Excellent verbal and written communication skills. Basic math and computer skills required. Ability to exercise good judgment to prevent, and when necessary, to handle emergency situations.
